The villa
A two-bedroom stone farmhouse sleeping five, with a covered veranda facing the sea and four hundred olive trees around it. Self-catering, air conditioned, and quiet.
Everything you might need
The house is built in the local style, of rendered stone and tile, with pine ceilings and terracotta floors throughout. It is a proper family home, comfortable rather than grand, and one we have rebuilt ourselves.
There are no stairs: the whole house is on one level, about a hundred square metres in two halves. One half is the two bedrooms and the bathroom. The other half is a single open-plan room with the kitchen, dining table and sitting area, and the wood-burning stove at one end. All three rooms have air conditioning: the sitting room and both bedrooms, each with its own unit.
Outside is where you will spend your time. A covered veranda runs the length of the house, with a table and chairs and a view across the grove to the sea. The barbecue sits at the far end, and there is a second patio under a vine-covered pergola, with hammocks and sun loungers. The oldest olive tree on the farm shades the lawn below the veranda. In the evening, watch the sun set behind Zakynthos, wherever you happen to be sitting.

The two bedrooms, and the beds
The main bedroom has a double bed, and there are two single beds in the second bedroom. Both rooms have their own air conditioning, and they are on either side of the bathroom, all on one level.
The fifth bed is a folding single that is added to the twin room, making three beds in total. It is a little cramped, but fine for smaller children. Three adults may not be so comfortable, though the folding bed can go anywhere - the sitting room, the veranda, under an olive tree…

How a ruin became a house
We kept walking past this piece of land on the forest roads above the village: outstanding views across the bay to Zakynthos and Kefalonia, huge, ancient olive trees, and a little tumbled-down ruin of a house. We joked that it would do nicely, knowing perfectly well that nobody would ever sell a place like it. In 2004 we bought it.
The ruin was rebuilt through 2005 and 2006. The film below was taken from a camera left pointing at the house through the summer and into the autumn. One date survived in the old building: 1928, scratched into the render of the kitchen fireplace, which unfortunately came down, along with the wall it was on. Three olive trees stood in the way. They were replanted rather than felled, and they still produce olives. We had just one summer in our own home, in 2007, and then our first guests arrived in 2008. We keep the winters for ourselves.

Worth knowing
It is quiet here. That is the whole point, but it does mean you need a car to make the most of it. The beach is three kilometres away.
The grounds are terraced. There are steps and changes of level between the house, the patio and the grove. Small children will need supervising outside, and anyone unsteady on their feet should ask us first.
It is a working farm. We keep chickens, turkeys and sometimes other animals. There may be a tractor about.

The summer rate starts on the last Saturday in June. The season opens and closes when we open and close the calendar, so the calendar is the thing to trust for your own dates. Outside it the house is not let, as we like to have a little time living in our own house ourselves.

Nothing is charged here and no card is needed - we reply by email to confirm that the dates are yours.

We have been letting The Olive Farm to guests since 2008, and we would love to share our home with you, too.
Tell us when you want to come and stay, how many of you there are, and ask us anything (about the house, the area, how to get here). We will probably have the answer, and if not, we will try our very best to find it for you.
If you have not settled on dates yet, just tell us what you have in mind, and we will tell you which dates are still free.
If your plans change, you can cancel up to five days before you arrive and everything you have paid comes back. This is in line with our Airbnb listing: everything the same, except the price.

Frequently asked
Is booking direct cheaper than Airbnb or VRBO?
Yes. The nightly rate here is lower than the same dates on our Airbnb and VRBO listings, and there is no guest service fee on top, which is what those platforms add. The calendar works the comparison out for your own dates, so you can see it for yourself before you send anything.
How do I book?
Send us your dates through the enquiry form, or email or message us directly. We will confirm availability and send you a quote and payment details. There is no booking fee, and no account to create.
What if we have to cancel?
We use Airbnb’s Moderate policy, and we keep to it exactly when you book direct, so booking here never leaves you with weaker terms than booking through them. More than five days before your arrival date, everything you have paid comes back in full. Inside those five days, we refund half the price of the nights you no longer stay. And if you have to cancel within 24 hours of booking, with your arrival more than a week away, you get all of it back. We take no service fee, so there is nothing of ours held back. Whatever the policy refunds, you receive all of it.
What are the check-in and check-out times?
Check-in after 3pm, and check-out before 10am. Someone is here to let you in, and arriving late is not a problem.
How far is the beach, and do we need a car?
The beach is three kilometres away. To be perfectly honest, you will need your own car to get the full benefit of exploring our area, and the Peloponnese in general.
When is the farmhouse available?
From spring to late October. The house is not let outside those dates, as we like to have a little time living in our own house ourselves.
Is The Olive Farm suitable for children?
We welcome families, and there is a travel cot, children’s toys and lots of games. Bear in mind that the grounds are terraced and there are changes of level, so small children need supervision outside. If you are lucky, you may see one of our free-range tortoises.
Can we bring a dog?
Yes, we are pet friendly. Please tell us when you enquire so that we can agree the details with you.
What is the minimum stay?
Three nights in spring, and five nights in peak season. Shorter stays are sometimes possible at the last minute, so it is always worth asking, especially if it fills in annoying gaps.
